DataQuick, a provider of advanced real estate information solutions powered by data, analytics and decisioning, has announced enhancements to its Precision Loan Model (PLM) that will provide a more accurate way for lenders and investors to identify and position all relevant loans on a property.
The PLM was developed to overcome the reality that many lenders often don’t know about other loans on a property within their portfolio or their specific position on a property.
The advanced logic afforded by DataQuick’s PLM lets lenders and investors calculate combined loan to value (CLTV), quickly assess lendable equity, understand and manage changing risk in relation to property-level loan-to-value ratios and make accurate default management decisions.
With DataQuick’s PLM, clients are able to assess and monitor all additional liens on a subject property that may be ahead or behind their own loan. PLM also delivers a full profile of the other loans on the property over a regular time series, which includes new lien dates, lender information and amounts. More advanced solutions from DataQuick can also provide insight on borrower performance on each of the loans on a property for a full view of loan-level portfolio risk.
