As a reminder, on June 22, Freddie Mac and Fannie Mae will implement the first phase of the conversion of current Uniform Appraisal Dataset (UAD) compliance warning edits to fatal UAD edits in the Uniform Collateral Data Portal (UCDP), as outlined in the April 2013 UCDP Release Notification and UAD Update . If a fatal UAD edit is issued on an appraisal, a "Not Successful" status will be issued in the UCDP and the loan will not be eligible for delivery to either GSE.
Freddie Mac proprietary appraisal messaging
Also on June 22, Freddie Mac will add proprietary appraisal messaging into the UCDP by incorporating Freddie Mac's automated valuation model, Home Value Explorer (HVE). Adding in the HVE results to the UCDP will provide appraisers with an earlier view into appraisal quality and any potential collateral risk. For details, refer to the article, April 2013 UCDP Release Notification and UAD Update.
Technology systems planned maintenance
Due to infrastructure modifications needed to support upcoming enhancements, the UCDP will not be available June 22, 11:01 p.m. to June 23, 4 a.m.
