Webinar: How to get that perfect appraisal and win the customer’s trust

Appraisers take a lot of heat from lenders, appraisal management companies, Realtors and others who have developed a mistrust of the appraiser community over the past decade. Now is a crucial time for appraisers to repair that damaged image and work hard to regain their client’s trust. Valuation Review is hosting a Webinar on March 8 that will instruct appraisers on how to better their business practices to earn back the trust of their customers. (Cleveland, Ohio – February 24, 2012) Appraisers take a lot of heat from lenders, appraisal management companies (AMC), Realtors and others who have developed a mistrust of the appraiser community. What has occurred to cause all this mistrust and how can appraisers improve their reputations to regain the confidence of their customers?

Valuation Review is hosting a Webinar on March 8 at 2 p.m. EST that will instruct appraisers on how to better their business practices to earn back the trust of their customers and the broader real estate industry. This 90-minute educational Webinar, “The Perfect Appraisal: Building a Reputation that Feeds Business Growth,” will point to specific checkpoints an appraiser should pay attention to in order to develop sound business operations.

Produced by publisher October Research, the Webinar will feature three highly respected, longtime members of the appraisal community: Mark Chapin, chief valuation officer at Interthinx, Frank Danna, president and chief executive officer of Appraisal Logistics Inc., and Frank O’Neill, chief appraiser at DataQuick.  Together, the speakers will cover a wide-range of material and offer simple steps the appraiser can take to strengthen their relationships and build a better business that will gain the respect and trust from their clients and provide a better platform for growth.

“Trust works both ways. While a company has to earn an appraiser’s trust up front, the appraiser has to work to keep that trust. That typically means that the appraiser has to be diligent in producing the best appraisal possible,” said Jason Morgan, editor of Valuation Review and moderator for the Webinar. “This Webinar instructs on how to make sure an appraiser’s comparables and opinions of value are sound, and offers ways to overcome some of the heat that appraisers are experiencing in the field.”

Attendees will learn:

  • How to write proper, higher detailed, quality reports to avoid trouble down the road;
  • What is causing underwriter heartburn;
  • About the issues with the government sponsored enterprises;
  • Ways to improve their work;
  • The ins and outs of working with the AMC;
  • About compliance and due diligence, including the evolution of the Home Valuation Code of Conduct, Appraiser Independence Requirements, Dodd-Frank and Interagency Guidelines; and
  • The ins and outs of reasonable and customary fees.

In addition, Morgan will discuss these topics with the speakers in an open forum following their presentations. The audience will have an opportunity to participate in this discussion by submitting their questions and comments through the Webinar’s live chat feature.

If a lender is the enlcit then the appraiser is working for the lender, is paid by the lender and is hired by the lender or a management company engaged by the lender. This does not mean the appraiser makes the value work for the lender. Even IF the lender hires the appraiser it is unethical for the appraiser to offer an opinion of value that is biased in any way. All appraisers are required to develop unbiased opinions of value. Any that didn't or any that don't should permenantly loose their right to practice in the appraisal profession. This is similar to an attorney being disbarred for unethical legal practices.
