The American Society of Appraisers (ASA), an international non-profit organization of professional appraisers representing all appraisal disciplines, announced Feb. 13 that it plans to offer the Alliance for Valuation Education’s new “Understanding and Using Comparable Transactions” course for real property appraisers and assessors.
“Understanding and Using Comparable Transactions” is based on the Appraisal Practices Board’s “Valuation Advisory No. 4: Identifying Comparable Properties – Revised.”
“This seminar addresses an important topic in today’s real estate market — how to determine what is and is not a comparable. The seminar incorporates several case studies for the residential, commercial and agricultural appraiser,” Alliance Chairman Paul Bierschwale said.
The course will touch on the following topics:
- Identifying comparable properties and recognizing their importance;
- Examining comparable property transaction activities;
- Recognizing relevant property characteristics in transactions;
- Determining comparable suitability;
- Disqualification of a property as a comparable;
- The Reconciliation Process. Private Company Wealth;
- The Implied Private Company Pricing Model;
- Engagement Letters: Our Biggest Protection; and
- Case Law Developments.
According to the ASA, “Understanding and Using Comparable Transactions” will first be offered by the society’s Knoxville Chapter on March 11, followed by the Detroit Chapter on June 9.
The classes will qualify for seven hours of ASA continuing education credits. Additionally, special arrangements have been made for the Detroit Chapter class to also be approved for seven hours of Michigan appraiser credits and six hours of assessor renewal credit.
